Kitchen Kompact Posted by: Rich (OH) Builder, Investor and Realtor Posted on : 5/26/2009 11:35:14 AM Find a local supplier who sells Kitchen Kompact. They're a great value priced cabinet and the quality is excellent. They are a good choice for rehabs, and rentals too, because the faces are solid wood and the boxes are all plywood, not particle board.

As an example of what to expect, I pay about $3500 for a full-kitchen of 42" cherry-stained cabinets, laminate countertops, crown molding, and hardware; this includes delivery and installation.
Take a look at the "Final Staging Pictures" from House #3 and #5 to get an idea of what I'm talking about:

They put her measurements on a plan. I was able to use this to lay out the electric and water services. All of that worked great.
The draw back was the timing. If we had not been behind because of some other surprises, we would have been waiting on cabinets. I later found out that HD stocks the ones she likes in the next town just a 30 minuet drive away. My son installed the cabinets. We let HD install the top and it turned out great.
I will use them again. But, I would love to have; no I would like to even see one of those "paint and go" projects as Nate calls them. I have heard they exist.

That looks great. I have moved my farm up in price a little. I am finding the homes are newer and selling just as fast. I am hoping I will find the rehabs are a little easier too. I am getting excited.....I closed last Friday, I have three to look at today, and the wife started liking me again this weekend. Everything is lining up to do it again.

We are lucky enough that these cabinets, along with the granite countertops that came with it, fit perfectly. Plus, they have never been used, since they were in a model home and the new owners wanted something new. I purchased them in Milwaukee, Wi, close to home, and got a REALLY good deal. Something to just check out-you never know what treasures you might find! |

Lowe's is better because they have the assembled cabinets in the box. You don't want to buy their custom cabinets with all the fancy displays.
Most investors eventually find a local distributor and get a slightly better product for about the same price as Home Depot or Lowe's. The advantage to the local distributor is that they deliver at no extra charge and sometimes will install for a very affordable price. Blessings,

Posted by: Russ L Titanium Member Posted on : 5/26/2009 11:17:19 PM i like the woodgate cabnits from lowes, they are stock cabnits allready asmebled and are prelabled by letter, i just bring my measurements in to the kitchen deparment at lowes and we are able to design a kitchen with pricuter and everything, i might need a couple of a's c's b's ect. i prefer the maple cabnits, and ai also always use 10% off coupons.

Gotta love this forum :) We've been able to reface or leave 'as-is' in our other properties. This time, it was better to tear 'em all out, knock out the soffit to open up the space, and redesign. Posted by: J Scott (ATL) Real Estate Investor Posted on : 5/27/2009 12:54:10 PM Btw, one more thought on finding a local cabinet distributor that you work with often as opposed to using Home Depot or Lowe's, is that you can basically tell them, "I want the layout of the kitchen to be exactly the same, but with new cabinets and countertops."
We've done this on a couple houses, and our cabinet rep just comes in the house, takes measurements, gives us the quote, and then comes back on the scheduled day and does the installation. Total time for us to have to deal with this part of the rehab is less than 30 minutes, and we know that we'll get exactly what we want (since it's the same type/color of cabinets and countertops each time).
So, if you're looking to scale your business and optimize your time, this is a great way to do so. We do the same thing with our landscaper, our flooring guy, our appliances, our roof guys, etc. We just give them an idea of what we need, give them the lockbox code so they can show themselves around the house, get their bid, and then schedule a date.
Having contractors/vendors you can work with over-and-over is the biggest challenge you'll face in this business, but once you find them, your life gets much easier.
