<p>Avoiding a Cash-Flow Crisis</p>
<p>Here is a lesson in personal finances from the business world. Today, the economy is scary. Businesses are failing all around us. The story usually goes something like this: the company leadership decides to spend the profits and then borrow money to expand operations, expands too quickly, a negative event happens in the marketplace, cash flow dries up, the business finds itself in crisis, and to “fix” the problem, declares bankruptcy. The business model was flawed because it was operating too close to the edge-the plan was too optimistic. Perhaps a better way to plan for surprises is to assume income will be 20% less than expected and expenses will be 20% more. The Bible warns us about overspending in Proverbs 21:20:</p>
<p>“There is precious treasure and oil in the dwelling of the wise, but a foolish man swallows it up.”</p>
<p>Practical Help</p>
<p>When it comes to improving cash flow, there are only two choices: increase income or decrease spending. Let’s take a look at managing spending by studying how most people get overextended (and the results):</p>
<p>We desire things that we do not need and are not the will of God.<br />
We are deceived by the desire for what we want and that we must have it now. (Since it’s easy to get credit, it must be easy to repay.)<br />
We doubt that God could provide for us in our need.<br />
We make a decision to purchase something that we’re going to struggle to pay for. (Surely we’ll have a “breakthrough” in our income soon.)<br />
We delay or default on payments.<br />
We find ourselves disobedient to God.<br />
We damage our witness for Christ.</p>
<p>It’s interesting to note that most of the time when the Bible is talking about debt, it’s talking about financial bondage.  Scripture doesn’t prohibit debt. It does, however, warn us to be extremely careful when borrowing.  When you see the steps above happening in your own life – run!  The Bible says it like this: “a prudent man sees evil and hides himself, the naïve proceed and pay the penalty.” (Prov 27:12)  God’s Word is full of advice for managing money.  Unless we have the power of Christ in our lives, however, we will not have the power to implement these principles.</p>

			<content:encoded><![CDATA[<p>I use targeted direct mail and its my favorite. I&#8217;ve done postcards, and as David rencently in our forum, that&#8217;s a numbers game entirely.</p>
<p>Here&#8217;s the Criteria:</p>
<p>1. First Time Homebuyer Neighborhoods; preferably where there are homes that need updating. If you target Arlington, you won&#8217;t have much luck because homeowners in Arlington have choices. You&#8217;ll get some there&#8230;but they will be few and far between. So, search for the area where investors are buying homes for cash and renovating them. You can use the MLS search functions to accomplish this.</p>
<p>2. Non Owner Occupied. This means the owner no longer lives there.</p>
<p>3. Transfer Date 10 Years Or Greater.</p>
<p>4. I mail to Single Family Detached Houses Only</p>
<p>5. I scrub the list of institutions, churches and duplicate owners.</p>
<p>Now, for the numbers&#8230;I&#8217;d rather you send 500 letters a whack metered out 50 per day for 10 days.</p>
<p>This will generate leads.</p>

<p>Purchased book &#8211; How to Sell Your Home in 5 Days &#8211; Bill Effors</p>
<p>Must have Peter Gauthier&#8217;s Wholesaling Genius program  (we attended his Wholesaling Bootcamp) and it has invaluable info in back about 5 Day Sales.</p>
<p>Purchased Brake-Screecher signs off <a href="http://www.5-daysale.com/">www.5-daysale.com</a>  &#8211; Almost $595 incl shipping. &#8211; 32 signs w a branding look. &#8211; can&#8217;t tell you how many people said they saw our signs everywhere!!  (you don&#8217;t need the other stuff or consulting they will offer you)</p>
<p>These are generic so will be used again and none were stolen!!!</p>
<p>Ads in several papers and we did use the exact format in book &#8211; boxed, with exact info</p>
<p>Ads in several papers &#8211; General ads about $200. total &#8211; It would have been much, much more if we had been a realtor</p>
<p>Put info on Craigslist, Backpage and our Cam sight and maybe more &#8211; that was Bill&#8217;s job.</p>
<p>All information flyers on the sale day were copied on different color paper so you could tell at a glance what that person was reading ($35.00):</p>

<p>WE DID NOT GET A PACKET OF SOLD COMPS&#8230; they were all so different that we did not do it.</p>
<p>I would recommend it if possible    Have the house staged &#8211; baths, kitchen, table and flowers in dinning room and the long table with cloth, flowers, candy and all papers in living room</p>
<p>This is not a huge house and is empty.  Folding chairs in living and dining room.</p>
<p>I think we missed putting the signs out earlier &#8211; It could have been on the Monday prior to sale, but we put them out on Thursday evening.  &#8211; OOOPS</p>
<p>Started house at 59,500.  We hoped to get around 95K, but the market has dropped drastically around here.  One realtor said it would have been 120K a year ago.</p>
<p>Results:</p>
<p>91,160 w/ 6% seller assist.</p>
<p>86,000 to us (does not include the items at closing we will pay)</p>
<p>Conservative &#8211;  hundreds of cars driving by that were directed by our signs.</p>
<p>35 Calls prior to sale asking for info and directions</p>
<p>This house looks very small from street and I was glad for the calls because I told them to get out of car, walk down behind house, see garage and how big the house really is.</p>
<p>Approx 20+ families came through house</p>
<p>Our contactor came to be a &#8220;home guide&#8221;  I made up name tags with first name and &#8220;Home Guide&#8221;</p>
<p>Some bid very low and on the last day a family came through, put the above bid and said they were already approved and this was in their range. Had just come from another house and it was not nearly as nice.</p>
<p><strong>PERKS:</strong></p>
<p>Lots of investors came through, liked our work, and they are now on our buyers list. &#8211; some retail, some wholesale</p>
<p>Retail buyers &#8211; loved our work and the detail of our &#8220;Move-in-ready&#8221; homes and are now on a retail buyers list</p>
<p>Wrote up contract (generic PA contract) with a disclosure and lead paint info booklet.</p>
<p>They are selling their very nice mobile home for the $8K they owe on it.  Many callers and waiting for approval from the mobile park owners.</p>
<p>Because of the contingency, we have given them until Oct 1 for the closing&#8230;.. yes, I know that we will pay taxes in Oct, etc, but this was the best deal at the auction and we are willing to work with these people.  Went through the house again last night and want to bring their family through as soon as parents are feeling well.  &#8211; YES, I am still a softie and hope it does not come back to bite!!!</p>
