  • 3Br or 4 Br ??? Wife says 3..........

    We started on a 4/2 rehab. When I brought my wife to check out the place she and her sister particularly did not like the size of the master bedroom and the closet, which is very small for two people to share. Her suggestion was to open the wall to the adjoining bedroom and make a very nice size master bedroom with a nice size closet, which is already in the other bedroom. I can see how this would look great but this could be a catch 22. The big questions is, should we sacrifice one bedroom to make a nice size master or stay with the 4/2?

    I think you take your wifes advice. A big comfortable master bedroom can be a deal maker IMO.

      Talk to some knowledgeable people

      I'd suggest you get in about 5-8 experienced real estate licensess who work the area.

      Ask them for their advice. Meanwhile, size them up for possibly working with them in the future.

      Space out their appointments so they don't run into each other.

        Mr. Souza-

        Go to and look up the market trends for your area. It will have a breakdown of current home values by sq.ft. and number of bedrooms.

        I know my wife would like the bigger closet.

          If comps support your end ARV then go for it. Based on what you said it sounds like a no brainer to make a nice master,
