Hi Group,

I'm not really sure how to start this thread but here it goes. 

About 2.5 years ago when I started full time in REI I had about 110K in what I call "bad" debt.  Debt like credit cards, business, 2nd mortgage on my personal home, and debt that I accumulated through my own stupidity.  The bottom line was this debt was not making me a cent and I really wanted to get this paid off as quickly as possible.  It was drowning us, we were getting by (barely) on our mortgage, etc. 

So here was my plan.........Instead of being mad that I couldn't pay this debt off in full right away I set a monthly plan.  I started paying 3.5K each month towards my debt and if I could afford to pay more each month then I would, but 3.5K was my minimum.  I wrote down this goal, started with my smallest debt, and worked my way through each card, credit line, and my 2nd mortgage.  An amazing thing started to happen once I made a clear goal and actually put it to paper.

The debt started shrinking fast!  It made me focus each month on what I had done and kept me on track.  Before I was beating myself up because I couldn't get to the big goal of 110K.  Now....as each month passed with the goal attained I would take out my wife for dinner to celebrate the small goal of 3.5K paid for that month.  The 3.5K was definitely within reach each month and it made me appreciate the work that I was doing to get to this goal. 

Well.......as of yesterday that 110K is gone.  My goal was to have this amount paid off by August of 2009.  Folks.........I just can't tell how good this feels to have this monkey off our backs.  Yesterday we wholesaled a house for 11K (to an investor no less, lol) and were able to pay off the rest of the debt that we owed.  I was driving to my bank after closing thinking that I couldn't believe that it was actually coming to fruition.  When I came home Jen was so excited, happy, and I think relieved that we can finally move on with other things. 

I really want to thank this board for giving the education, tools, resources, and most importantly a place that I could come and ask anything and everything and get real answers.  One thing about the FH community that I love is that you get straight shooting and honest answers.  Answers that you don't like or want to hear but you know is the truth.  The FlipVip group that I'm involved with has been an incredible experience and I hold those 10 people in the highest regard and want to thank them for their help and support.  A special thanks to Steve Cook who as my mentor and friend who has pushed me to become a better investor and a better husband.  I can't thank you enough Steve.

Now its on to set some goals on how to pay off our house mortgage by the summer of 2011.

Congratulations Nate!  That is awesome, you set a goal and achieved it before you thought you would.  Believe me, I know how much debt can crush you emotionally.  I too am in a severe amount of debt.  I am working through it, albeit more slowly than you did.  One decision I made about a year ago was to simply not borrow any more money AT ALL.  I realized that I borrowed way too much, thinking that my income would increase, or I would find a homerun deal to pay it off later.  But borrowing in and of itself is just plain bad.  Since deciding not to borrow, I have become very creative in juggling the many bills I have.  I have already paid off some of the smaller debts, and now I am working on the larger ones.  I need to have a specific time goal though.  I have not set that yet.  Thanks for the great post, Nate!!

That is really awesome, Nate!  That is a personal goal of mine, also and I appreciate you sharing how you broke it down into bite-sized pieces with a workable plan.  You're my hero!!

Thats great news, I am happy for you, You are some inspiration for me!  Did you call D*ave R*amsey and scream "were  debt free"? Lol.. My wife I and are pretty much in the same boat for about the same amount including the house. I'm still working on landing my 1st deal for the last 3 months. Seeing your post is reassurance that this stuff really works and I shouldn't give up.

Don't think your advice is not important to me!!! When I have posted questions on this board, you had advice just about every time (along with a few others that I have respect for). Thanks for sharing your success. It is truly an inspiration to stay with "it".

Wow Nate, that's awesome!  I am also in the process of paying down my debt.  Unlike you, however, I do not have a master plan in place.  I think I need to think about that a bit.

Just as a follow up to the thoughts I have been having about this today. 

Nate....you have been a super strong inspiration to me, and I have to tell you how awesome of a guy I think you are.

I think that that method you discovered is just an awesome way to take advatantage of this market, and buddy im thankful that I know ya so I can learn it. 

Im not trying to blow sunshine you know where, but i remember alot about our conversations, and I cant thank you enough for rockin'

Congrats my man! I loved your plan. One thing stuck out to me, is that you celebrated EACH MONTH, making every month a victory and a fun time at dinner. I think that goes a long way towards keeping the faith and the goal in front of you. A bigger celebration is in order now, along with a new plan, which could be to save for investments as David mentioned, paying off "good debt" that you may have as Steve would likely advise, or giving away more to charity. I would likely opt for a combination of the above.

You are an inspiration. A positive attitude, keeping family first, and being a wise steward of your money.

John, I like what you said "most of us deserve the life we have". Words to remember.

Thank you everyone.  I really appreciate the kind words.  My plan is coming together for my house mortgage.  I'm going to stick with the exact same plan that I used before when paying down my debt.  Just got to write it down and plan for it.  If I struggle with reaching the goals or my plan then I will re-visit it and move forward with a new plan.  But for now.......its time to get rocking on my house mortgage.  I owe 104K on it.  On the big picture I'd like to get it down to 50K by years end.  That's 5.5K a month till the end of the year.  That's a lofty goal but yet its still realistic, imo. 

Now its time for the plan.  How do I get to the monthly goals that will get me to the END goal for years end.  A mix of wholesaling, rehabing, loaning private money, student income, etc. is in the plan.  Now I just have to put all that in order, run some numbers, do some forecasting, and then implement.  All of us on this board can do this.

Shane has started already.  Who else is going to do some goal setting and then make those goals become reality?  Let's get after this folks!

Thats Awesome Nate! That was a great post. My wife and I are in similar situation. We're working the Dave Ramsey plan and just paid off all of our debt except our mortgage. I want to start getting some deals coming in and use that money to help pay our mortgage off as fast as possible. Thanks for posting this, it's motivation for me to get out there and make things happen.

Kathy and I have recently started to do the same.  A friend got me to read Dave Ramsey's Total Money Makeover.  I honestly loved his financial info (and ignored all of his other info ;-)

But the plan is definitely working.  We've definitely seen great success so far and I can't tell you how super excited I am to soon be out of debt again.  Ya see I was debt-free (except for a house mortgage) for a longgg time until I met Kathy and we bought a foreclosure house together.  So working on getting rid of our debt is a super high priority to me that I can't wait for.

Her on the other hand, well she's NEVER been debt free so I can't wait to get her though so she can see how it feels.  I told her she'd never want to go back to the old way of living again.

Thanks for the inspiration again today Nate!
