first chance to get out and hit things...
Raleigh is a new area for me so lots to learn...
I started out by meeting with a Realtor I had been in touch
with to start building a relationship with her...She has been
a Realtor in this area for over 15 years so I felt good about
that...
She was very open to what I needed and she provided me with a couple
list...One for Cash Buyers in the past 30 days and then one
for Cash Buyers of REOs in the last 30 days for the whole
county...
I noticed some things right off but started out going as far
away as I dared go and then worked back towards my house...I live
in North Raleigh...
In a short period of time I was able to narrow things to 3
zip codes that had the most activity...One is a 2-3 Zone and
the other 2 are probably 4-6 Zone...
Surprisingly I didnt see many For Rent signs so Ill have to
do more digging to find where these are located but at least
I have narrowed my search some...
I heard Bobs call tonight and he was saying he is looking back
90 days in his searches so tomorrow I will go back further
in those 3 Zips...
I also will drive these areas more in depth to look for "For Rent"
signs and start calling the numbers to start building my Buyers List...
Later today I also met up with a VP of Sales for Wells Fargo and she
has been involved for many years in real estate around here and
she knows a lot of people so I will be tapping into her brain for
contacts that she knows...
Lastly I found out that the area REI group meets next Tues and I
will be attending that for sure to network more...
Busy day...A lot accomplished...Feeling energized!

Get in a DIG INTO those 3 zip codes.
Specifically:
What kinds of houses have been selling, to whom (LL, conv, FHA) and how fast?
What price/ft2
Where are there clusters of homes that are pending in a week or less? Two weeks, a month, six months?
What realtor is selling those homes and what is their phone number?
Who is buying them if they are rehabs and what are they paying?
Who is their realtor?
How long are they holding them and what are they doing to them?
If not FHA what bank is providing the financing for the exit?
Tommorrow, you are going to pop out of bed, stand there and say "Today is going to be an AWESOME DAY! I CAN DO THIS!" write out a small action list, go down to the courthouse and find out where you can get access to the recently probated files and mail all of the executors a letter right? Some of your best deals may very well come from this small activity.
You're also going to get into the routine and stay the course every day, every week until it all becomes a boring habit right?
Taking small consistent steps without ever feeling overwhelmed.
Might be a solid idea to get some of those blank pastic signs Steph uses and put out some to get buyers as well. Like 100 or so.
Working on getting MLS access?
Your VP with Wells could be a great source for private money at ~10% interest, and id tell her you have all the money you need and never make any payments until it sells.
Ill be in Raleigh for a meeting in mid April if you will be around.

Congrats on taking massive action.....ironically, I just spoke to a good friend of mine in Cary, NC....he's my "on the ground" guy who I'm kinda training on what to do to set the stage for my NC investing....I'm planning on visiting in a few weeks....maybe we can grab lunch....
