Meth Lab Quarantine

So I was scheduled to go to closing next week on a flip of a little 2 bedroom home, nothing major. Less than 5k was to be made, but we all need gas money right? I get a call from the neighbor telling me that there's a quarantine sticker on the door with a phone # to call.

The detective tells me people were sneaking in cooking meth at night and leaving in the morning. The fee to have it inspected and taken off quarantine is between 2500- 10,000. Now the little old lady selling the home doesn't have that. No investor will pay that, thus the house will just sit vacant. Does that really make sense to the city? The city will eventually take it over after years of vacancy, I guess?

Obviously this is not the best neighborhood but I was LITERALLY going to sign a contract on it 2 hours before receiving this news, so somebody wanted the home.

Is there no way around this? I mean it's just a little meth...right?

Just say no to meth

Meth is no joke.  You'll wish you had mold instead. 
It can be stupid expensive to clean up. 

Not worth the risk unless you have signed disclosure from your buyer and do not fund it until you have your buyer's money on the table.  Even then, the house is on everyone's radar now, so there may be inspections, etc that will cost money and time.

Is the house free and clear? If so then the price just dropped 15-20k in my eyes off the bat. If she balks, then you walk.

Did you explain what you just shared with the detective.  Will they lift the quarantine so that the property can be sold and improved?  Otherwise this will continue to be an eyesore for them.

If they agree, I'd have the buyer sign disclosures letting them know that the property was used as a meth lab.

Disclosure & a Discount

You guys are all right. I'd have to make sure everyone signs disclosures and ask the seller for a discount.

The detective is overly nonchalant about the scenario after both I and the seller explained the situation. The lack of concern and simple "pull 10k out of thin air" attitude gives me less hope in city county government. Common sense would say "let me lift this quarantine asap sold it can be renovated before squatters come back."  When I asked the detective what would happen if the seller could not afford to have the quarantine lifted he said "I guess it will sit vacant a few years until the city takes it over..."

Wow!

What does that fee cover?  Is it for clean up?  Disinfecting (for lack of a better term) the house?
