My last 4 wholesale deals!

Hi gang,

I wanted to share with you what we have been up to the last month or so.  Its been busy to say the least!  I'll try and give you some solid details.

Deal #1.  Here are the quick numbers.
PP-46.5K
Repairs 10K
Sold for 55K
ARV of 80-85K
Profit of 7K

Got an accepted offer on a HUD property.  Started the marketing machine the VERY next day (don't wait folks).  Within 2 weeks we had it sold to O-O's.  We did a double close with them and their local bank.  I bought it at 1pm and sold it at 2pm.  Homeowners were super happy.  1st time homebuyers.  The buyers tried to get me down to 52.5K.  I told them that this was a deal at 55K and I had other buyers who wanted but I was giving them first crack (which is true).  From this home I got 2 more buyers who want me to find them something.  My buyers agreed to the 55K.  Good choice :-)



Deal #2.  Here are the quick numbers.
PP-42K
Repairs 1K to make rent ready
Sold for 46K
ARV of 75K
Rents in the 650-675 range a month
Profit of 2.7K


While deal #1 was working towards closing I got an accepted offer on a REO.  Started to market the house and......oh-oh.......no buyers!  Had to close and then was going to put a rent to own in there.  But wait......A lady from my REIA called me to talk about one of her houses when I simply mentioned out of the blue about this home.  She said that her brother would probably want to buy something like that and he was a cash buyer.  Sure enough he came in and closed in 10 days.  For a LL this was an ideal property.  For me I really disliked this property.  Some basement movement was evident but I didn't like the city nor really the house.  They why buy it, right?  Well....I got over confident and thought it would be an easy sell and it took me a bit longer to sell it.  I was EXTREMELY happy to sell this one.  Bought and sold within 3 weeks.  Quick numbers.


Deal #3.  Here are the quick numbers
PP-43.5K
Repairs 10K
Sold for 56K
ARV of 90K
Profit 10.5K

During deal #2 I saw a very big ranch REO that took a 30K price drop.  It went from 79.9K to 49.9K.  Now this was in a city that I had never bought anything in and really had no idea what the market was like nor what was moving in that city.  Here is what I knew.......that no where could you buy this kinda ranch, in this good of shape (just looking to the pics on the listing), for the price they were asking.  The price drop hit in the early am and my realtor and I were out there right away.  Literally dropped everything and took off.  We liked what we saw and decided to go after it. 

We started marketing right away and had quite a bit of interest.  We found a couple who had ZERO credit but absolutely loved the house and our price (heard this one before guys and gals? :-).  They wanted to do a rent to own and I said we had to much interest in the property and that we were looking to sell only.  Then.......good ol' Mom stepped in.  She decided to buy the home for them.  Gotta love Mom's :-)  When the price hit 49.9K we offered them 43.5K with a 1.5K deposit.  They didn't even counter us!  They just took it.  My kinda bank :-)  Mom used a local bank for financing.  We bought it and sold it within 10 days.

Deal #4.  Here are the quick numbers.
PP-51K
Repairs 20K
Sold for 60K
ARV of 90-96K
Profit of 6K

Very interesting story on this one.  I worked with these buyers on a SS about a year ago.  Wells wouldn't budge on their price.  I was offering 60K for it and they told me no can do with their balance of 79K.  So I watched for it as an REO and it came out at 79.9K.  Then it went down to 73.9K.  Then it went to 51.8K.  We put an offer in of 51K and it was immediately accepted.  Go figure!  Got a better deal with it as a REO than the SS.

We bought this home at the end of Dec.  We had a TON of interest but the repairs were pretty extensive, nothing structural wise but LOTS of cosmetics.  We found a lady who had a Mr. Fix It boyfriend who really liked the area and the home itself.  We are closing tomorrow at 4:30pm.  I have the pre-lim hud and it looks like I will net (after all my expenses) about 6K.  Not a homerun its 6K that I didn't have :-)

So all together over the past 5 weeks or so were in the 26K range for profit.  I know there are many others on this board making way more than us and doing much better profit for deal margins.  My point of the post is for folks who try and hit the home run all the time whether they are just starting out or even a seasoned investor.  Were just a small Ma and Pa shop with Jenni and I.  These little deals will add up folks so if you have the chance to make some quick money take and live to fight another day.  Out of all these deals my best deal was #2.  I got out of a house I didn't like, a city that I really don't like, and I didn't LOSE any money.  If you have any questions fire away and I will try and answer them as best as possible.  Hope this helps some others on this board to stay motivated and focused that real estate does really work if you apply yourself, take action, and reap the rewards,

AWESOME work, man!  Keep it up and continue to post the success you and Jenni are having.  It really helps to read the details of your business model.  Although Michelle and I are focused more on Sub2 investing, we have a TON of HUD properties out here in Denver and this gives me the confidence to offer away on these in search of the wholesale potential.

Always love your posts Nate :) Very happy for you. As far as your repair estimates, How extensive are your estimates. For instance, if you are targeting an O/O and the windows are old but not falling apart and the siding is lets say old slate but in good shape are you figuring these in? In other words are you just estimating enough to get them shined up with carpet,paint etc? Your repair estimates seem pretty low, I'm thinking that's what you are doing. Thanks Nate....Dave

Thanks for the post and congratulations.  I've been doing some wholesaling recently vs 100% rehabbing.

Can you share an example of your marketing?

My most recent was a house we purchased for $3500 and sold a week later for $7500.  It was sold through a Handyman Special ad in the local newspaper.

Nate,

I have a question for you.  I thought I remember you saying one time that once you get an offer accepted, you use a flat fee MLS service to market it (among other sources).  If you were making offers on REOs then you would have two listings on the MLS with different prices correct?   

If you were to do a search under that one address you would have one in PEND or A/I (attorney review or pending while you're waiting to close with your seller) and the other one would you be your new listing with you acting as the seller since you now have equitable interest.  Am I thinking correctly here .. if not straighten me out.

Nate,

It sounds like you wished you wouldn't have closed on #2 when you didn't find the buyer beforehand.  Am I right?  Do you always close when you don't have a ready buyer?

Some answers to your questions........

Mike PA....no this is not an average month.  I say above average.  I'm now shooting for 10K a month which is attainable.

Dave.....your on the money.  I follow simple things.  Can it be moved into right away?  Are the repairs within reason?  Does it have a solid foundation?  Can the homeowner buy this home at a cheap price and yet know the work ahead of them. 


Ed....shopping trip?  Great memory Ed!  She's taking it a step further and going to Cancun with her oldest daughter for a week.  She ships out next Friday.  So that takes one kid away.  Now I have only 3 to watch for a week :-)

Larry.........I market using classifieds in the local paper, postlets.com, craigslist, local FSBO company, e-mails to brokers and bankers, etc.  BTW.....great job on your profit!  Love it.

Joe.....incorrect.  I only use flat fee listing for properties that I have closed on.  However I can use the local FSBO site and get that going asap since that is a completely different animal than the MLS.  Otherwise I would end up in the position you described. 

HFS.......its not that I wished I did not close on #2.  I always close no matter if I change my mind, missed a repair, don't like the property, etc.  If I accept an offer and sign the docs, in my mind, there is no turning back.  I always buy them as-is so if I miss something I don't try and weasel out of the contract cause I have a change of heart for ANY reason.  I always close.  That seller is depending on me to close.

4 deals; 1 hud, 3 reos....right...
you actually funded one for a while; did you pay cash or get financing?
I didn't think you could double close on a hud property.
I say this because I can't find a title company (in Fort Worth,TX) that will do a double close w/o making you put the fact that you intend to do a double close in the special provisions of the original contract...and I don't think hud will allow you to put it in the contract, but I could be wrong. 
If you took title on the last deal for two months did you have seasoning issues w/ the buyers lender or was it a local bank that didn't have those issues or was it bought cash?  I had an reo under contract last month (first offer ever accpeted) and I couldn't find a title company to do a double close w/o having that "double close" stated in the origianl contract. I couldn't even wholesale it because again, it all had to do w/ the way the original contract was signed and the Bank who owned it wouldn't change anything.
Good to see you doing well....maybe I should move to WI. I used to live in MN and attended the U of M @ MPLS. Are you sad about Farve leaving????

Asher.....I always use my local bank to fund all my deals.  They are cheap, easy, and they keep telling me to keep more coming.  I thought you can double close on anything.  HUD or any REO (except fannie and the 120% rule) for that matter has ZERO say in what I do with that house after I buy it from them.  Its my property so I can do whatever I want with it. 

You need to find a different title company that understands what you are trying to do and knows about double closings.  What they are telling you just doesn't make sense.  There are people all over this board doing double closings all over the country, and I bet TX is included.  I don't have seasoning issues if I have a quality buyer and a local bank.  Never had a problem.

Favre is leaving?  Oh I did hear something about that :-)  While I live 25 minutes south of Green Bay and I do root for them, my heart will always be with my beloved Badgers.  Born and raised in Madison.  Go Bucky!

Hey Nate,

I was layed up in that hosptial in Madison for a couple days 8 years ago. I broke my sacrum (tail bone) when a wave runner hit me! (it was only going a couple miles an hour but man did it hurt)  It was on a lake about 40 minutes north of Madison.

Anyways, do your banks loan on junkers?  I know you do the owner occupant thing where the houses are in pretty decent shape.  You may have mentioned it before but do they loan 100% or your purchase price?  If you're double closing, they're only loaning for that short amount of time .. I'm assuming it's beneficial for them because they're making points off of you?

I don't buy many junkers.  If I do then I have to plan on selling them to an investor with cash or fix and flip on the retail side.  My bank will loan me purchase money and repair money, at prime interest rates, and no payments on a 6 month note.  A true no money down deal.  When I double close my bank is not making that much.  Their closing costs are about 400 bucks on every single loan.  275.00 of that is an appraisal fee.  So they are making 125 bucks.  Incredible!!  But these are easy deals for them and they keep telling me to keep em' coming.

so nate, congrats by the way, if you have to put a rto tenant in there if you can't sell, then i assume you refi after the six months? also, it looks like your doing no repairs on these properties. very light cosmetics is all it looks like they need.  nice job man. can't wait to be you.

Hi Nate,
How did you close a HUD at a different title company than that designated by HUD?  I was under the impression that they grant contracts with title cos (only two here in Houston) and that's where the deal is done; they get services cheap that way.  Above you stated you double closed at the buyers bank's title co.

Don't confuse the deals above.  I bought and sold the HUD at the exact same title company.  I always do this with the HUD's and also try my damndest to do them with the Reo's as well.
